LandCorp in partnership with Lend Lease have combined our extensive experience in urban development to rejuvenate the following three former school sites in Coolbellup for residential housing and community use.
1. The former Coolbellup Primary School site, now known as ‘The Primary’ is located on Hilory Street, with Hargreaves Park to the southeast. The Primary was sold out in late 2012. Development on lots by purchasers is now underway and the extensive POS is complete.
2. The former North Lake Primary School site located on Montague Way.
3. The former Koorilla Primary School site, located on Benedick Road and adjacent to Tempest Park and Coolbellup town centre.
The Former North Lake School site Local Structure Plan (LSP) endorsed in 2011 recognised the outcomes of the Coolbellup Enquiry-By-Design (EBD) undertaken with the Coolbellup community in 2003.
A significant outcome of the EBD was in regard to the design principles relating to the avenue of fig trees and the retention of bushland area in the south-western area of the site as a park. This has resulted in the large public open space area now set out within the approved LSP, including the protection of the existing row of fig trees in the northern portion of the site and selected species in the south.

Upon completion the North Lake development will comprise of 54 single residential lots and two larger grouped housing sites. Lot sizes will range from approximately 275m2 – 448m2 as per approved North Lake Local Structure Plan
Timing for the first sales release is expected to commence early in 2014, based on completion of the development and titles issued by August 2014.
Redevelopment of the former North Lake Primary school site will see the site become a unique, high-quality residential estate that reflects elements of the heritage and existing natural environment, not dissimilar to the highly successful The Primary re-development.
The final development of the former Koorilla Primary school site may feature an aged care facility and independent living village, delivered by the Cockburn City Council, to respond to the community’s need for retirement living options and address the shortage of affordable residential aged care options in the area.
Our aim for redeveloping these three former school sites is to unlock the land and provide a diverse range of quality and affordable residential options to suit different lifestyles and budgets and develop community facilities and open spaces in order to support the growing population within Coolbellup and the City of Cockburn and make Coolbellup an even better place to live.
Importantly the redevelopment will integrate with the existing community infrastructure, with the Coolbellup and North Lake sites surrounded by established homes and the Koorilla site fronting onto the Coolbellup shopping precinct. It will promote a healthy and active lifestyle with walking trails connecting the new and existing residential areas with the Coolbellup town centre, community amenities and parks and reserves.
