The 'Love My Broome' Photography Competition we were running for the Broome Community has now closed.We had some amazing entries come in and are excitied to see who the winners will be.

Results are expected to be announced via the Broome North Facebook page mid next week (14-16 May).

COMMUNITY ENGAGEMENT

We have engaged Place Partners and Cred Community Planning to develop and deliver a Community Building Plan for Waranyjarri Estate, Broome North. The project aims to build an active, proud and connected new community that is part of the wider Broome community.

The Plan will be delivered through local partnerships and in collaboration with local residents, and the final version is now available to view. Further suggestions and ideas are encouraged as the estate and the community grows. Please contact sarah@cred.com.au if you have any comments.

2013 EVENTS AND ACTIVITIES

2013 sees the start of many of the community building activities planned for Waranyjarri residents. We will keep you informed about up coming events and activities throughout the year.

Our first Waranyjarri Workshop, the Six Seasons Family Walkabout was held Saturday 27 April at Minyirr Park learning about native landscape and Indigenous culture.

  • Growing a Garden in Broome - This will be our next workshop on the 18th May from 8:30am - 10:30am. Spaces are limited and filling up fast, so make sure you RSVP by emailing Waranyjarri@placepartners.com.au to secure a spot.
  • Welcome Packs - We have started to deliver the Residents Welcome Pack. If you haven't received it as yet, don't worry, the Community Pioneers are on the case and will be coming around to your house soon.
  • Community Survey - If you haven't already completed the Waranyjarri Resident Survey, make sure you jump online at  https://www.surveymonkey.com/s/BroomeNorth . This survey helps us get to know you a little better, so we can plan for future community building activities.
  • Small Grant Application - Did you know that as a resident of Broome North you can apply for a small grant of up to $1000 to help turn your local community project idea into a reality. If you would like to discuss your grant ideas and get some advice, the Broome North Community Pioneers are happy to help. Front Landscaping Rebates

A front garden landscaping rebate is available on application for eligible purchasers. The scheme is designed to encourage sustainable, waterwise and local native front gardens, and provide purchasers with the basic foundations to create such a garden.

Reduced Deposit Keystart Loans

In general LandCorp accepts lot deposits of $5,000 and above from buyers entering into a contract of sale for land in Waranyjarri Estate, Broome North. To support Keystart with providing loans to those who are eligible LandCorp will accept deposits of $1,000 on contracts of sale for Keystart clients.

What is proposed for Broome North?
LandCorp is delivering a quality residential development in Broome that will effectively double the size of the existing township. When complete, the new development will feature two local centres that will service an anticipated 4,800 homes.

Community amenities, including two primary schools and two high schools, will be key features and with this in mind, walkways and cycle paths will link the various areas and facilities.

15.4% of the development has been allocated for public open space, which is significantly higher than the required minimum of 10%. The Environmental Cultural Corridor which traverses the width of the estate covers an additional 35ha. A further 43ha is retained bushland in the form of buffer areas and corridors and a total of 10.6ha is dedicated to active open space.

Development at Broome North follows a “Transect” principle. This generally locates larger lots at the periphery of the development, adjacent to reserves and existing large lots, through a gradual transition of intensity culminating in smaller grouped and multiple dwellings at the centres of neighbourhoods and the commercial areas.

There will be “Bush Living” lots at the periphery of the development which are expected to be greater than 1,000m2 in size, providing a “buffer” to adjoining reserves and existing larger lots. The majority of the development comprises “Neighbourhood Living” lots. This comprises more traditionally “suburban” sized lots ranging from 500-900m2.

Smaller “Urban Living” lots are located around the two proposed Local Centres and at the heart of local neighbourhoods. These lots are typically 350-500m2 and are located close to parks, commercial and community facilities.

Lots within the two local centres are the most urban, and will comprise grouped and multiple dwellings, “shop-top” living above commercial activity and work from home opportunities.

An area to the south west of the estate has been earmarked for a range of tourism opportunities, including a caravan park to be developed by the Shire.

The development will also see an expansion of the current light industrial estate known as Blue Haze.

Who is involved in the development of Broome North?
LandCorp, responsible for the State’s land and property development needs, is undertaking the planning for Broome North in close consultation with the Shire of Broome and the Department of Planning. LandCorp are developing the land into the future.

We are also working with Traditional Owners to help ensure the development responds to the cultural heritage of the area.

The Broome North development requires a whole-of-government approach and we are working with all areas of government and service providers to ensure a well planned estate that can be progressed in a timely manner.

We have brought together some of the State’s leading architects, designers, urban planners, landscape architects, engineers, and technical advisors to help shape the masterplanning of the development area.

Community feedback also plays a huge role in the development and we have established a community reference group to further represent the community’s views.

Where is Broome North located?
The new development is located approximately 5km to the north of the existing Broome townsite. It is bordered by Broome and Gubinge Roads, with Lullfitz Drive to the west.

Why are you developing Broome North?
Broome has been under significant land supply constraints for years. This has contributed to issues of affordability and a shortage of social housing.

The new Broome North development will provide for land which could effectively double the size of the existing township, thereby helping to meet current and predicted future land supply needs. A range of lot sizes linked to a range of housing types, including townhouses and apartments, will also be considered with a view to providing more affordable housing options.

Apart from bringing additional housing opportunities to the town, the development will also provide local employment during the construction phase as well as permanent employment opportunities further down the track as a range of retail businesses and services set up operations in the designated commercial centres and business in town is likely to grow to support the new residents.

The development will also include an extension of the current light industrial area nearly doubling the current Blue Haze estate.

Meeting the growing tourism demands of the area will also be a benefit with provision being made for a tourism component to the far south west of the development.

How big is the proposed development?
In total the proposed Broome North will be approximately 694ha in size. The development will consist of two main areas: a 330ha south sector and a 364ha north sector (sizes approximate).

What will be the key features of Broome North?
Broome North will include two central community hubs with the retail, hospitality, entertainment and community services necessary for a sustainable, thriving community. There will be two primary schools as well as a high school, and the Anglican Schools Commission has also announced plans for a Year K-12 school, south of Fairway Drive.

There will be community facilities, parks and recreation areas and cycleways and walkways to link Broome North internally and externally. There will be a number of native bush areas, including an environmental cultural corridor traversing the estate.

A variety of lot sizes will bring housing diversity to the estate – some of the planned areas in the northern part of Broome North could include a provision for “bush living”.

What is the timescale for the development?
Construction of the first stages, Waranyjarri Estate, is underway with lots available in Stages 1 - 8 now.

Depending on market conditions, full build out of the entire development is expected to take more than 20 years.

What is the current status for planning approvals and compliance? 
The District Development Plan and the first Local Development Plan were approved at a Special Council Meeting on 22 February 2010.  

The second Local Development Plan is in train and will be advertised for public comment shortly.


Are there design guidelines?
Design Guidelines have been prepared in order to ensure the integrity of the area is maintained and houses are climatically responsive. Basic concepts that will be addressed in the design guidelines include:
• Size of building envelope
• Setbacks
• Angle of roof pitches and roof color
• Eave overhang
• Fencing type and height
• Size and depth of outdoor area
• Breezepaths 

Are there rebates on the Broome North lots?

Yes. Purchasers are eligible for a front landscaping rebate and may be eligible for the first homebuyers rebate.

Is the HAF rebate still available for lots in Broome North?

No. The $18,595 HAF (Housing Affordability Fund) Broome North rebate was available for the first 242 successful applications in the development. The rebate was sourced from FaHCSIA as part of a larger program to help address affordability in selected estates. The rebate has been a huge success and all 242 applications have now been received by LandCorp.

Should their application be successful, applicants will be credited to the buyer at settlement, provided the buyer has completed the relevant statutory declaration in the contract of sale.

The HAF rebate does not impact or reduce the purchase price paid for the land; the HAF will simply be deducted from the amount due to the buyer by LandCorp to complete settlement.

What is happening in the adjacent Blue Haze Light Industrial area?

Plans for the expansion of the Blue Haze light industrial area include development of a further 70 lots in 6 stages, with 3 stages already constructed and released. More information is available on our Blue Haze web page.

The light industrial estate is located in the south eastern corner of the Broome North area and a natural vegetation strip will buffer it from the adjacent residential development.
