The release of one of the final two lots at LandCorp's Claremont on the Park is set to open up a unique development opportunity at the sought-after precinct, with the site offering the potential for seniors' care and accommodation.
Lot 506, located on the corner of Graylands and Shenton Roads, is zoned for residential development.
The 5,473sqm site allows for a development up to five storeys in height, and is expected to yield a minimum of 129 dwellings.
The site adjoins Claremont Oval and is within close walking distance to the Claremont train station and the Claremont Town Centre.
LandCorp CEO Frank Marra said the location of Lot 506, together with strong sales results across the site meant it offered a clear opportunity for a proponent to create an outstanding seniors' care and accommodation development.
"In bringing this lot to market, we are seeking a proponent that will specifically deliver housing to cater for Perth's ageing population," said Mr Marra.
"Multi-storey or vertical aged care developments have been a feature on the east coast of Australia for some time, and are typically found in a near-city location with established amenity and ready access to public transport. Access to sites of this size and location have been very rare in Perth's Western Suburbs and that has resulted in a shortfall of contemporary aged care services in the area."
"Claremont on the Park certainly meets those criteria, and we know there is a clear market demand for this sort of development within the precinct."
Mr Marra said the vertical aged care concept in Australia was being driven by both a change of thinking in the way aged care is provided, and the high cost and low availability of residential land in inner metropolitan areas for new aged care developments.
Just one lot remains to be released at Claremont on the Park, with the master planned precinct taking shape and the first residents already moved in to The Pocket, the apartment development by Georgiou Living on the precinct's north side.
"The Claremont Tigers have returned to Claremont Oval following the completion of their new state-of-the-art clubrooms and training facilities, the Goods Shed has established itself as a new community hub and the new 200-bay Transperth car park has opened underneath the Claremont Football Club building," said Mr Marra.
