LandCorp have released for sale Lot 508, the fifth and largest site at Claremont on the Park via an Offers Invited campaign.

Offering a total size of 7,418sqm, the mixed-use site is situated on Shenton Road and will have views of Claremont Oval at the heart of the estate. It has been earmarked for a minimum of 174 one, two and three-bedroom apartments and up to 180sqm of retail floor space and 2,250sqm of commercial space.

The site will allow development with a maximum height of up to six storeys.

LandCorp chief executive Frank Marra said the release of Lot 508 was another important step in the development of Claremont on the Park, with the precinct now beginning to come to life.

"Claremont on the Park is one of a number of major infill development projects by LandCorp across our city which are transforming unused spaces into places for people – creating a thriving mixed-use precinct in the heart of an established community," he said.

"As the largest lot within Claremont on the Park, and one with a prime and highly-visible location, Lot 508 will have a key part to play in delivering the blend of residential, commercial and retail opportunities that form the heart of this sought-after precinct."

The site will be governed by design guidelines to ensure development is in harmony with the high-quality apartment projects that are being delivered within the precinct and that amenity of the precinct and the broader community is maintained.

Four sites at Claremont on the Park have already been sold – the first, Lot 503 was sold to residential developer Georgiou Living in 2012. The Pocket, featuring 95 apartments, is now complete and the first residents have moved in to the complex.

Developer Mirvac is soon to commence construction on its Grandstand and Reserve apartment projects on Lots 504 and 505, while Blackburne Property Group was selected as the successful developer for Lot 509 in April this year and will shortly commence pre-sales on its apartment development including high end boutique supermarket, shops, café and deli.

"In addition to these projects, we've seen the emergence of new community facilities with the opening of The Goods Shed in August, a cultural, exhibition and creative hub in an historic railway building within the precinct ," said Mr Marra.

"The heart of Claremont on the Park is of course Claremont Oval, and the Claremont Tigers Football Club is making good progress on the construction of their new clubrooms. These will feature facilities such as a state-of-the-art gymnasium that will be available to the community, as will access to the oval."

Mr Marra said the new clubrooms would also be built above Western Australia's first underground Park and Ride facility, seamlessly integrating the 200-bay train station car park into the Claremont on the Park precinct.

"Claremont on the Park is a great example of the way LandCorp is realising the potential of underutilised spaces, transforming them into attractive, sustainable and connected places for people to live, play and work,"

"It will deliver some 750 homes for approximately 2,000 future residents, and it maximises the use of existing infrastructure in its proximity to the rail line.

"Lot 508 will bring this connected and thriving community closer to completion."
