Claremont on the Park EOI calls for retail activation proposals

Claremont on the Park continues to kick goals in medium to high density urban development with the release of the latest developer lot and is an important next-step in connecting this inner-city master planned project with the wider Claremont community.

This new mixed-use corner lot will incorporate an exciting ground floor retail component that will help activate and connect the Claremont Oval project area with the existing Claremont Town Centre.

LandCorp chief executive Frank Marra said this latest developer lot was an unmissable opportunity to secure a landmark site that would deliver residential, retail and commercial opportunities in this highly desirable inner-city suburb.

"Claremont on the Park is a one-of-a-kind development that benefits from a prime urban well-connected location and a relationship with the Claremont Football Club that gives it its unique character," Mr Marra said.

"Lot 509, sized 4,913sqm, is the project's fourth developer lot to be released for sale. It is set to become a landmark site up to six storeys, housing a minimum of 119 apartments, with the opportunity for a maximum of 1,180sqm retail and 1,750sqm of commercial floor space."

Claremont on the Park's 1,000 future residents in addition to the wider Claremont community will benefit from retail services catering to their day to day needs and will add to the existing amenities on offer in the local area.

"This key site will not only lead the vision for connecting the Claremont community but will also champion Claremont on the Park as an exciting activity hub enhancing the established town centre."

Located on the corner of Davies Road and Shenton Road, Lot 509 is directly opposite the Claremont train station and within walking distance to the main Claremont shopping precinct and will have views of Claremont Oval at the heart of the estate.

A network of high quality streetscapes and landscaped walkways will be installed to connect the Claremont Oval to Lot 509 and the wider community.

Design Guidelines will inform the future development of Lot 509, to complement the high quality apartment developments currently being delivered via previous stage releases and to ensure the amenity of Claremont on the Park and the local community is achieved.

Expressions of Interest for Lot 509 close at 2pm (WST) on Thursday 1 October 2015. Shortlisted proponents will then engage in a Request For Proposal process.
