Homebuyers have jumped at the chance to become part of Shenton Park’s new urban community, with the first single residential lots at the Montario Quarter development snapped up on release.
Stage one home sites at Montario Quarter were released in February, featuring eight single residential lots sized from 248sqm to 523sqm. All lots are under offer or sold.
Stage two, featuring ten single residential lots ranging from 239sqm up to 318sqm, were subsequently released to market in March with offers closing last week on Wednesday March 27. All but one of the stage two lots are under contract.
The stage one and two lots are located within the development’s Parkland Precinct, which is surrounded by mature trees, world-class playgrounds and open grassed areas.
LandCorp Chief Executive Frank Marra said the opportunity to secure an address at Montario Quarter had clearly been welcomed by the market.

Stage one and two buyers at Montario Quarter have included downsizers, young families and builders interested in delivering new sustainable living house designs. On completion, the new development will ultimately accommodate 1,500 new dwellings set among shady tree-lined streets, with sports courts, nature play areas inspired by mythical creatures, interpretive walking trails, entertaining areas with barbeque facilities, and retained and rehabilitated bushland.
Quality landscaping and green space will be a key feature of Montario Quarter, which is located on the site of the former Shenton Park Rehabilitation Hospital.
More than 1,100 new trees will be planted across the site, tripling the number on-site before the development. New underground stratavault technology has been installed to create root-friendly spaces under roads and paving and promote the growth of healthy green canopies into the future.
Public spaces and parklands throughout the estate have been designed to encourage community members of all ages to gather and mingle, with facilities including barbeques, playgrounds and walking trails.
The urban village will also feature a community orchard, fitness and exercise equipment, playing courts, table tennis tables, an open-air amphitheatre and reflective, quiet spaces in canopied areas.
When complete, more than 25 per cent of the 15.8ha site will be public open space.
The strong response to the first lot releases follows the news that developer Iris Residential has secured development approval for its mixed-use project at the precinct.
The project, in partnership with Primewest, will comprise a range of one, two and three-bedroom apartments catering for intergenerational living together with ground floor retail and commercial space, including a supermarket, health-related service providers, specialist food and wine providers, cafés and boutique retail businesses.
Nearby, developer Fini Group will restore the heritage-listed Victoria House, with plans including apartments, cafés, shops and businesses, together with community elements such as food and beverage venues, artisan studios and an urban farm.
“With lot sales progressing and key works underway on the public open spaces, Montario Quarter is beginning to come to life,” said Mr Marra.
“I look forward to seeing this exciting new community take shape.”
